NYC building violation removal, without the guesswork
Open HPD, DOB and ECB items can hold up a sale, a refinance or an insurance renewal. Each agency has its own way to close an item once the condition is fixed. We sort out which paperwork each item needs and prepare it.
We prepare it. You sign and file. $250 per DOB or ECB summons, plus a $150 case setup fee. HPD Dismissal Request $550 per building (up to 25 corrected violations). City fines and fees are separate. Free review and a fixed quote before you commit.
What removal actually involves
HPD violations: certify, or request a dismissal
If the condition was fixed before the correction deadline on the Notice of Violation, the owner certifies the correction to HPD. HPD may reinspect before it closes the violation.
If the deadline has passed, certifying is no longer an option. The owner files a Dismissal Request: HPD sends an inspector, and violations found corrected are removed from the record. Some violations also need documents with the request.
HPD charges an inspection fee for a Dismissal Request, paid to the City: $250 for a private dwelling (1-2 units), $300 for a multiple dwelling (3+ units) with up to 300 open violations, and more for buildings with more open violations. It is one fee per request, not per violation, and it is separate from our fee.
DOB violations: certificate of correction
Once the condition is corrected, the owner submits a certificate of correction to DOB with proof of the fix (photos, invoices, and where needed a licensed contractor's or professional's sign-off). DOB reviews it and decides whether to accept it.
Items that need a permit, an engineer, or other licensed work first are not paperwork-only. We tell you that up front and give a custom quote.
ECB/OATH summonses: paid, but still open
Paying an ECB/OATH penalty settles the money side of the summons. It does not by itself tell DOB the condition was fixed, so the violation can keep showing as open on the building.
For many of these, the missing piece is a certificate of correction. We flag items that look paid-but-open in the free lookup, so you can verify them and decide whether to clear them.
Each agency decides every item and sets its own timeline, so we cannot promise an outcome or a date. City fee schedule: HPD overdue violations (nyc.gov), HPD Dismissal Request form (nyc.gov).
Who it's for
- Owners of 1 to 25 unit residential buildings in the five boroughs
- Owners getting ready for a sale, refinance or insurance renewal who need open items closed or explained
- Owners who already fixed the condition and need the paperwork done right
What we don't do
- Hearing representation: you or your attorney attend OATH hearings

How much is the HPD Dismissal Request fee?
HPD charges an inspection fee for a Dismissal Request, paid to the City: $250 for a private dwelling (1-2 units), $300 for a multiple dwelling (3+ units) with up to 300 open violations, and more for buildings with more open violations. It is one fee per request, not per violation, and it is separate from our fee.
I paid my ECB penalty. Why is the violation still open?
Paying the penalty settles the summons, but DOB generally keeps the violation open until it accepts proof that the condition was corrected, usually a certificate of correction.
Do you file the paperwork for me?
We prepare it. You sign and file. You review everything before you sign, and you or your authorized agent submits it to the agency.
Will the City remove the violation?
The agency decides every item and sets its own timeline. We cannot promise an outcome or a date. We tell you up front when an item needs repairs or a licensed professional before any paperwork can help.
Are you a law firm or part of the City?
No. We are a private company that prepares paperwork. We are not a law firm, we do not give legal advice, we do not represent anyone at OATH hearings, and we are not affiliated with the City of New York or any City agency.
